The Santa Cruz County Real Estate market is still showing no signs of slowing down. For the month of April, all the stats point toward a market with increasing prices, increased number of sales, overbids, and a reduced number of homes available. For single family homes the median price jumped to $1.27 M, up from $1M form the previous month and up from $950,000 for April of last year. The number of sales (204) almost doubled from last month (103) and more than doubled from last year (94). Multiple offers and overbids continue with the average sales price being 108% of the list price. Although more listings have come on the market, there is not enough to satisfy the high demand. Currently, there is ony 1.8 months of inventory. This menas that at the rate properties are selling, if no more properties came on the market, there would be nothing left to buy in 1.8 months. The trends are similar for condos and townhomes. The bottom line is, if you are thinking of selling, NOW is a great time.
