As expected, 2022 has started out with high demand and a very limited number of homes for sale. The median home price for single-family homes in Santa Cruz County was $1.25M. This is a $140,000 increase from the same time last year. Although we saw a dip in the number of homes sold, that is because there are not enough homes for buyers to purchase. The stats also show that most homes are selling very quickly, and buyers are bidding above list price. As buyers get priced out to single-family homes, they move to condos and townhomes. The townhome and condo market had a median price of $860,000 which is a huge increase from $643,000 for the same time last year.
